Can belongings carry mold to a new home? What the research says about cross-contamination when moving

You finally did it. You left the moldy house. You found a new place. And now you're standing in front of your boxes and furniture wondering: did I just bring the problem with me?

This is one of the most distressing questions people in the mold illness community ask, and it deserves a real, honest answer. Not reassurance. Not alarm. Just what the evidence actually says.

What mold spores on belongings actually means

Mold reproduces by releasing spores into the air. Spores are microscopic, lightweight, and they land on surfaces constantly. In a water-damaged building where mold is actively growing, spore concentrations in the air are elevated, which means everything in that environment, furniture, clothing, books, bedding, boxes, absorbs spore exposure over time.

The question isn't really whether your belongings have spores on them. Everything has spores on it to some degree. Mold spores are ubiquitous in outdoor air and indoor environments worldwide. The more precise question is whether the spore load on specific items is high enough to seed new mold growth in a new environment, and whether belongings can also carry mycotoxins, the toxic compounds produced by certain mold species, into a clean space.

Those are two distinct concerns, and they deserve to be treated separately.

When belongings can transfer mold growth

Mold doesn't grow on an item simply because spores are present. Growth requires moisture, a food source, and enough time. Spores sitting on a dry, clean surface in a low-humidity environment may remain dormant indefinitely. The risk rises significantly when items are porous and have been directly exposed to moisture or visible mold growth in the previous home.

Items that researchers and clinicians treating mold illness consistently flag as higher-risk include: upholstered furniture, mattresses, carpets and rugs, cardboard boxes, books and papers, clothing stored in closets adjacent to water damage, and anything with visible mold growth or a persistent musty odor. These materials are porous enough that spores, and potentially mycotoxins, become embedded rather than sitting on the surface.

Hard, non-porous items, glass, metal, sealed plastic, solid wood with no visible mold, present a much lower risk. These surfaces can be wiped down and are generally not considered significant vectors for transferring contamination to a new home.

The mycotoxin question is more complicated

This is where the science is still developing and where precision matters most.

Mycotoxins are chemical compounds, not living organisms. Unlike spores, they don't need moisture to persist. Research published in the journal Toxins (Brasel et al., 2005) documented that mycotoxins can adsorb onto dust particles and building materials. Clinical guidance from physicians who specialize in mold illness, including work associated with Dr. Ritchie Shoemaker's CIRS research, has noted that porous materials retrieved from water-damaged buildings may continue to off-gas mycotoxins in a new environment.

What the research cannot yet tell us precisely is how much mycotoxin exposure from belongings in a typical residential move contributes to ongoing illness. The studies that exist are largely focused on occupational settings, water-damaged buildings themselves, and agricultural contexts. Direct data on mycotoxin transfer via household goods to a new home is limited. Clinicians working with CIRS patients report that some highly sensitive individuals react to items brought from contaminated homes, but this is clinical observation, not controlled research.

That distinction matters. It means taking the concern seriously without asserting certainty that isn't yet there.

How individuals with CIRS may be more vulnerable here

Research has identified that approximately 25 percent of people carry HLA-DR gene variants that impair the body's ability to clear certain biotoxins through normal immune processes, as documented in work by Shoemaker and others in the CIRS literature. For people with this susceptibility, ongoing low-level exposure from contaminated belongings may be more consequential than it would be for someone whose immune system clears biotoxins efficiently.

This is one reason clinicians who specialize in CIRS sometimes recommend that patients moving from water-damaged buildings take a more cautious approach to belongings than the average person might. It's not a universal recommendation. The appropriate guidance depends on the severity of the original contamination, the nature of the belongings in question, and the individual's symptom history. This is a conversation worth having with a physician who is familiar with biotoxin illness before making major decisions about what to take or leave behind.

Practical guidance for making these decisions

There is no single right answer to what to keep and what to discard. What reasonable, evidence-informed guidance does support is a tiered approach based on material type and contamination history.

Items with visible mold growth or persistent musty odor should be considered highest risk. Washing alone is unlikely to fully remediate porous materials like upholstered furniture or mattresses that have been in a heavily contaminated environment. Clothing and linens are a different category. Laundering with hot water and an appropriate laundry additive, some clinicians recommend borax or ammonia-based products, may significantly reduce spore and mycotoxin burden on washable fabrics, though no laundry protocol has been studied in a rigorous clinical trial for this specific purpose.

Hard, non-porous items can typically be cleaned with a damp cloth and a diluted solution suitable for mold removal, then dried completely before packing.

For items you're genuinely uncertain about, one approach is to keep them in sealed plastic bins rather than unpacking them immediately. Allow yourself time to settle into your new home and observe your symptoms. If you see improvement without certain items being unpacked, that's relevant clinical information.

Protecting your new home's air from the start

Whatever you bring with you, the air quality in your new home is something you can actively manage from day one.
