Someone told you it smells musty, or a mold-sniffing dog alerted near your vents, or an inspection report flagged something vague near your HVAC system, and now you're staring down a remediation quote with a lot of zeros on it. Before you sign anything, there's a specific list of things worth checking yourself, or asking a technician to check, that can tell you whether this is a real problem or an overcautious alert.
Start with the drain pan, not the ductwork
If you have central air conditioning, the drain pan sitting under your evaporator coil is one of the most common places for hidden mold to actually grow, and it's also one of the easiest to check. This pan collects condensation as your AC removes humidity from the air, and if the drain line clogs or the pan doesn't slope properly, standing water sits there indefinitely, which is exactly the environment mold needs. A technician can pull the access panel and look directly at the pan and coil in a few minutes. This single check resolves a large share of "mold near HVAC" concerns without any need for testing or remediation, because a cleaned pan and a fixed drain line often fixes the actual source.
The coil itself is worth a direct look too
A dirty, wet evaporator coil is a second common site for microbial growth, sitting in the dark, damp interior of your air handler where nobody looks unless they go looking. Coil cleaning is routine HVAC maintenance, not a remediation project, and it's far cheaper than what you might be quoted if a company frames coil buildup as a bigger problem than it is.
Ductwork: what actually matters versus what sounds scary
Mold in ductwork is a real thing that happens, particularly in humid climates or in ducts that run through unconditioned spaces like attics or crawlspaces where condensation can form on the outside of the metal. But "there could be mold in your ducts" is also a phrase that gets used loosely to justify expensive whole-system cleaning or replacement. Ask specifically whether visible growth has been found and where, rather than accepting a general statement that ducts "could" or "likely" have mold. A reputable inspector should be able to point a camera into accessible duct sections and show you what they're seeing, not just describe a possibility.
Closets and utility spaces around the furnace
Furnace closets, utility rooms, and any small enclosed space housing HVAC equipment tend to have poor air circulation, and if there's any moisture nearby, a leaking humidifier attachment, condensation from refrigerant lines, a roof or plumbing leak that happens to run through that wall, mold can take hold in a spot nobody checks regularly because it's not a living space. Look here specifically if the musty smell seems to come from one general area of the house rather than through the vents throughout.
When there's no visible source at all
This is the situation that leads people toward expensive, broad-based remediation out of frustration: something smells off, or a dog alerted, but nobody can find visible growth anywhere. Before agreeing to remediation without a confirmed source, ask for an air sample comparison, indoor air tested against outdoor air, which gives you an actual spore count comparison rather than a subjective impression. If indoor spore counts aren't meaningfully elevated compared to outdoor air, that's real information suggesting the alert or smell may not reflect an active problem worth thousands of dollars to fix.
Questions worth asking before you approve any remediation quote
- Where specifically was mold found, and can you show me directly (photos, camera footage, a physical sample)?
- Was an air quality test done, and how does the indoor reading compare to outdoor air?
- Is this addressing the source of moisture, or just cleaning what's already there?
- What's the actual difference in scope and cost between "clean the coil and drain pan" and "full duct remediation"?
- Would fixing the specific issue found (a clogged drain, a coil, a small area) resolve this without the larger project?
What air purification does and doesn't solve here
If a real issue is confirmed and fixed, whether that's a coil cleaning, a cleared drain line, or targeted remediation of an actual growth site, an air purifier is a genuinely useful next step for managing whatever spores remain airborne afterward. It is not a substitute for finding and fixing an active moisture source. True HEPA filtration captures mold spores circulating through the room, and activated carbon handles the musty odor that lingers even after visible growth is addressed. Neither will fix a clogged drain line or a leaking coil, and no purifier claim should be used to talk you out of a real repair that's needed.
A musty smell or a mold alert deserves a real look. It doesn't automatically deserve a five-figure remediation quote before anyone's checked the drain pan.
